Re: LETTER OF OFFER (LOO) LEASE PROPOSAL
Dear Sir/Madam,
Thank you for your interest in our office space. Please see below for easing terms and conditions at Menara
ABC, Jl. H.R Rasuna Said X2
1. LEASE AREA
Size : 92 m²
Floor : 22nd floor
Unit : 22- 02C (see attached for floor layout)
2. LEASE PERIOD
2 (two) years.
3. LEASE COMMENCEMENT DATE
4 (four) weeks after handover of leased space to contractor for fitting out. The decision of lease date will
be made maximum 1(one) week after the endorsement of this LOO.
4. RENTAL CHARGE (Exclude VAT 10%)
Rental charge is Rp 100.000 (One hundred thousand rupiah) per m2 per month
5. SERVICE CHARGE (Exclude VAT 10%)
Service charge amounts to Rp 60.000,- (sixty thousand rupiah) per m² per month (not inclusive of
electricity and water charges). Service charge will be billed separately from rental charge. This charge
includes building operational cost and will be reviewed periodically due to operating costs adjustments
6. RENTAL CHARGE PAYMENT TERMS
Rental charge shall be paid every 3 (three) months in advance. Latest, 2 (two) weeks before lease
commencement date. If the tenant decides to cancel the contract after the endorsement of this offer
letter, the rental charge paid will not be returned.

7. SERVICE CHARGE PAYMENT TERMS
Service charge shall be paid every 3 (three) months in advance. Latest, 2 (two) weeks before lease
commencement date. If the tenant decides to cancel the contract after the endorsement of this offer
letter, the service charge paid will not be returned.
8. OFFICE HOURS
Monday – Friday : 08.00 – 17.00
Saturday : 08.00 – 12.00
9. SECURITY DEPOSIT
Security deposit consists of 3 (three) months rental charge and service charge, payable after the
endorsement of this letter of offer. The deposit will be returned 100% after the end of leased period. If
the tenant decides to cancel the contract after the endorsement of this offer letter, the security deposit
will not be returned.

10. TELEPHONE DEPOSIT
The telephone like will be provided after the deposit of Rp 3.500.000,- (three million five hundred
thousand rupiah) per line. The deposit will be refundable after the leased period has ended.
11. PARKINGMonthly car parking is available at rate of :
Rp. 210.000 per month
Rp. 6.000.000,- per year
Monthly motorbike parking is available at rate of:
Rp. 70.000,- per month
Rp. 1.800.000,- per year

12. FIT-OUT / GRACE PERIOD
1 (one) month will be given as grace period for fitting out before the commencement of rental charges.
The building management will provide fitting out terms and regulations to the tenant, tenant shall
provide sufficient information on the layouts, drawings, designs, installations and fitting out schedule
before commencing of any renovation works.
A fitting out deposit shall be placed with the building management before commencement of any
renovation works. The deposit shall be refunded to the contractor, free of interest within one month
after completion of your renovation works or upon your full compliance with aforesaid terms whichever
is the later.
13. LEASEHOLD MODIFICATION
All modifications M&E (sprinkler, smoke detector, air conditioner, etc.) installation of partition will be
done by the building management costs payable by lessee, within 2 weeks before request of work.
Costs of modifications will be billed to the lessee with additional charge of 15% (fifteen percent).
14. LEASING PROCEDURES
After the stated terms and conditions have offered been approved, we will prepare the standard draft of
with invoice for security deposit. After the draft of lease agreement has been approved, thereafter, the
final lease agreement will be signed together. The leased are will be prepared for commencement of
leasehold, filled and provided after security deposit have been paid.
15. RETURN OF LEASED AREA
After the completion of leased period, the lease area shall be returned to the original state within 1 (one)
week after the completion of the leased period.
16. ELECTRICAL CHARGES
Payment of electricity bills by tenant will be calculated from the KWH meter in accordance to the tariffs
stipulated by the management of Menara Palma.
17. OVERTIME CHARGES
AC overtime charges is Rp.150.000/hour/unit. Electricity usage will be charged as of KWH meter.
18. WATER CHARGES
Water charges by lease will be calculated by the water meter and the tariffs meter in accordance to the
tariffs stipulated by the management of Menara Palma.
19. LEGAL FEES
The tenant will responsible for the payment of legal fees, value added tax and any other taxes
associated with the lease agreement.
